Create a visual anchor
If you were to stand on the road and look along the driveway towards your house, you should be able to get an idea of how your property presents, and how much ‘visual anchoring’ it needs. To visually anchor a property is to give it a sense that the house is anchored in place. Before this house was renovated it was dark and uninviting. We recommended to this investor client that they lighten and brighten the appearance of the property so that it was a lot more appealing and valuable to potential buyers or renters. By reconfiguring the landscaping and removing the dark sunroom windows (on the right) the exterior of this property was improved in just a matter of weeks.
Due to a relocated external garage and subdivision plans, this garage became redundant. Our solution for this client? Convert it into a second lounge or media room. We recommended to our client to add a new sliding door, paint the walls, replace the lighting, install new carpet and some window dressings. And you would never know the difference! Not only does this solution increase the pool of potential buyers and renters, it increases the value and potential sale price of the property substantially.
