Create a visual anchor
If you were to stand on the road and look along the driveway towards your house, you should be able to get an idea of how your property presents, and how much ‘visual anchoring’ it needs. To visually anchor a property is to give it a sense that the house is anchored in place. It is quite a subtle thing but when done well, it makes an enormous difference to the overall aesthetic of the entire property.

Every dollar these guys spent was on adding value and creating a uniqueness that just wasn't there before; increasing their pool of buyers within their target markets demographic.
Currently on the market for offers over $619,000 (will post an update when sold), this property was purchased for $320,000 seven months ago. Renovation spend was $105k (paying trades to do the work - ie no DIY at all) including a new ensuite upstairs, 2x new bedrooms within an existing downstairs rumpus area and a very generous sum allocated to retaining walls around the property.

Hopefully I'll report in the near future that this property has sold at or near the asking price and our clients benefit from a $175,000 or so profit (after selling costs but before tax) from their efforts!
