Create a visual anchor
If you were to stand on the road and look along the driveway towards your house, you should be able to get an idea of how your property presents, and how much ‘visual anchoring’ it needs. To visually anchor a property is to give it a sense that the house is anchored in place. What wonderful example of a quick and clever renovation with guidance from Hotspace. Spot the differences - not many are there? ... But they are clever and design-based which is why they work (and that is our specialty!). This client had lived in the home for a number of years, so this renovation was done just before putting the house on the market. The result was a profit of approx $134,000 (before selling costs, legal fees and tax) from investing approx $40,000 in the renovation.
Before consulting with Hotspace, this client was going to only do minimal work to the exterior. Our advice was to create a great outdoor space (including the addition of a bi-fold door) - and what a difference it has made.
A few simple changes to the kitchen really modernises it and makes it much more appealing to the market that this vendor was targeting.
